Stage 1 : Defining your needs :
This first stage allows you to direct your decisions by clearly defining your relocation needs :
- Where will your offices be located, taking into account factors of accessibility, visibility and proximity in relation to your customers or your competitors?
- How much space do you require on the basis of both your current and future needs ?
- What kind of property will you favour in terms of floor area, image and technical performance ?
- Finally, do you wish to buy or rent ? In the case of renting, what is the length of lease wished for and how much flexibility do you need? The budget must be defined and all the costs linked to fitting out identified.

Stage 2 : Scan the market
The real estate advisor you have selected will present you with a complete selection of properties available on the market. According to the information you receive, you can select the properties you wish to visit and with his support carry out your visits in an efficient way.
Stage 3 : Draw up a short list of properties for negotiation
On the basis of the criteria specified in the first stage, a qualitative analysis of the properties visited will be drawn up by your real estate consultant so as to enable listing them in order of preference. It is useful at this point to draw up a block planning for the fitting out of the buildings at the top of the list.
Stage 4 : Key elements for leading your negotiations
A Request for Proposal is sent to each of the owners of the chosen properties. Their answer according to the various criteria established in stage 1 as well as their financial proposal are then studied.
After negotiating the financial and technical conditions as well as the conditions of the lease agreement, this is drawn up, finalised and signed.
Stage 5 : Fitting out works : their time and budget constraints
Starting from the property inventory right up to the delivery of the works, the fitting out of the premises must be coordinated taking into account the time, budget and quality constraints. The architect and/or the designer as well as the project manager play an important role in ensuring the success of your project.
Stage 6 : Move, constraints and duties
The coordination of your move must also take into account the obligations regarding the office space that you are leaving. Furthermore, by vacating your former premises on time, you will gain financially ! It is also imperative not to forget certain formalities (change of address etc) to ensure a successful transfer.
